Splendid Evora Reviews and Assessment

Splendid Evora is a registered new launch whose first owners are still to come. When it applied for registration in September 2026, the developer stated that no home had been sold, and with completion registered for the end of 2030, nobody has yet lived in a Splendid Evora home. There are no resident reviews to read, and this page gives no score. Sumadhura Kannamangala keeps the review conversation in the same Bengaluru market, where buyer profile, holding period, exit comfort, and daily-use trade-offs decide the final fit.

What a buyer can weigh today is what is on record: the registration and the approvals, the developer's earlier projects, and the location with its strengths and its trade-offs. This page assesses each in turn and ends with a checklist to take to the developer. The assessment is ours. We are an independent project-information publisher, not the developer and not a broker; this site is an information and enquiry resource, not a booking channel.

What the Splendid Evora Record Shows

Splendid Evora is registered with K-RERA under PRM/KA/RERA/1251/308/PR/250926/008969, granted on 25 September 2026 to the promoter, Splendid Properties; the registration is valid to 31 December 2030, the registered completion date, unless renewed.

The BDA's approval order for the single-site layout is dated 2 April 2026, and the BDA sanctioned the building plan on 17 August 2026; the environmental clearance was granted on 6 June 2026, the fire NOC on 28 April 2026 and the state pollution control board's consent to establish on 13 April 2026, and the project was registered with K-RERA on 25 September 2026.

An occupancy certificate is issued only after completion; ask for it before you take possession. Check the registration, its quarterly progress updates and any complaints at https://rera.karnataka.gov.in/viewAllProjects?language=en by searching for PRM/KA/RERA/1251/308/PR/250926/008969 or the project name.

Splendid Evora and the Developer's Earlier Projects

Splendid Properties, the partnership firm behind Splendid Evora, has two earlier K-RERA-registered projects: Splendid Sree Durga (89 homes, Belathur), with an occupancy certificate dated 28 May 2021, and Splendid Lake Breez (128 homes, Begur), with one dated 3 July 2025. Check each project's page, quarterly updates and complaints on the same K-RERA site, using its registration number. The builder page sets out the firm's registered projects and the older communities in its filings.

Splendid Evora Strengths

Splendid Evora's strengths are the kind a buyer can check rather than take on trust.

  • Registered, with plan-stage approvals in place. The K-RERA registration, the BDA building-plan sanction and the environmental clearance are each dated, and the registration fixes a completion date of 31 December 2030.
  • Three homes per floor. Every upper floor of each tower carries three homes, each in its own wing of a three-wing tower, opening off a central corridor, served by two lifts and two staircases per tower.
  • Sizes on record. Every home has a registered carpet area: 995 to 1,166 sq ft for the 3 BHK homes and 1,566 to 1,694 sq ft for the 4 BHK homes, and every bedroom has an attached toilet. The floor plans page sets out each plan.
  • The metro by road. Huskur Road station is about 1.9 km by road, with Biocon Hebbagodi and Delta Electronics Bommasandra stations about 2.6 and 3.4 km away.
  • Electronic City Phase 1 close by. Electronic City Phase 1's campuses, including Cyber Park, Wipro and Infosys, are between about 0.6 and 1.5 km by road; Biocon and the Bommasandra Industrial Area are about 3.1 and 4.4 km away.
  • Fewer homes per acre than most recent projects nearby. Splendid Evora has fewer homes per acre than most recently registered apartment projects nearby: the median for the 31 apartment projects registered since 2022 within 6 km by road is about 83 homes per acre of registered land, the basis on which Splendid Evora has about 58. It is also smaller than most recent launches nearby: 114 homes against a median of 328 for the 13 apartment projects registered since January 2025 within 6 km by road.

Distances are by road from the project's registered location to each place, rounded to the nearest 0.1 km; the route you take, the gate you use and the traffic will change the trip. The location page carries the full tables.

Splendid Evora Trade-offs to Weigh

Splendid Evora's trade-offs are as specific as its strengths, and each one comes with something to ask.

Trade-offWhat to know
The metro is close by road, not on footHuskur Road station is about 1.9 km by road; the route follows Veerasandra Main Road to Hosur Road, so most residents will drive, ride or take an auto to the station.
A ring road is proposed in this part of HebbagodiThe BDA master plan shows a proposed Peripheral Ring Road (PRR-2) through this part of Hebbagodi, north of the site, and land for its alignment has been notified. Ask the BDA, or the developer, for the latest PRR-2 alignment drawn against the project's land.
Water in the municipal areaThe Hebbagodi City Municipal Council has said that groundwater levels have fallen and that most of its wards are supplied by tanker. The registration lists borewells and the local authority as Splendid Evora's water sources; ask the developer how water will be supplied once residents move in: the sources, the quantity, whether tankers may be needed and the monthly cost.
Everyday services are a few kilometres awayThe schools, hospitals and malls listed on this site are a few kilometres away by road: the CBSE schools from about 2.6 km, Kauvery Hospital about 3.6 km, M5 E-City Mall about 4.5 km.
The area is still building outLand around the site is still being developed, so expect construction nearby for some years.
A step up in height for the developerSplendid Evora's towers of basement, ground and 12 floors are taller than the firm's earlier registered buildings, which have up to four upper floors.
Sizes quoted on different basesThe registered carpet areas are the sizes this site leads with; larger sizes quoted elsewhere are on other bases. Ask the developer which area its cost sheet and sale deed use, and the carpet area of your home in writing.
GST in the draft papersThe draft papers are not consistent on GST: the draft agreement lists GST inside the price and also says taxes are payable by the buyer before possession, while the draft allotment letter quotes the price exclusive of GST. Ask for a cost sheet that shows GST and every deposit as separate lines.
No price yetNo price has been published for Splendid Evora as at 12 October 2026, so the homes cannot yet be compared on cost with anything nearby.
Parking allotmentThe project's papers give differing parking counts, so ask the developer to confirm in writing how many bays come with your home, and whether they are covered.
Cancellation termsThe draft allotment letter and draft agreement set different cancellation deductions; read both with a lawyer before paying a booking amount.

None of these rules the project out. Each is a question with an answer the developer can give in writing, and the answers belong in your file before you pay. The price page sets out the draft payment schedule, the terms of the draft agreement and the government charges in full.

Is Hebbagodi a Good Place to Buy a Flat

Splendid Evora's address makes the clearest case to a buyer whose working day is in Electronic City Phase 1 or along Hosur Road. Splendid Evora sits in an established residential pocket south of Electronic City Phase 1, with apartment communities around it to the south and west and open land still being built on to the north. Hebbagodi is administered by the Hebbagodi City Municipal Council, and its PIN is 560100.

For that buyer the location works on the numbers: the Electronic City Phase 1 campuses named on this site are within about 1.5 km by road, three Yellow Line stations are within about 3.4 km by road, and Central Silk Board Junction is about 12.1 km by road for trips into the city. Daily needs are within a few kilometres, with DMart at Veerasandra about 2.2 km by road.

It asks more of a buyer who wants everything close at hand. Schools, hospitals and malls are a drive away rather than round the corner, the land around the site is still being built on, and water in the municipal area is a question to settle with the developer, as the table above sets out. A household that works across the city, in Whitefield or at Marathahalli on the Outer Ring Road, will find those districts about 23.3 and 19.9 km away by road.

So is Hebbagodi a good place to live, and is Electronic City a good place to buy a flat? For someone who works there, the distances make a practical case, provided the trade-offs above are settled in writing first. This site makes no forecast of prices or rents. The location page has every routed distance, the infrastructure status and what to know about the area.

Splendid Evora Buyer's Checklist

Splendid Evora's paperwork gives a buyer a clear list of things to see before paying anything.

Before you pay a booking amount, ask the developer for: the cost sheet, with the area basis it is charged on; the title opinion and a recent encumbrance certificate; the lender's no-objection for your home; the building-plan sanction and how it will be kept valid until completion; the environmental clearance; and the draft allotment letter and agreement for sale, to read with a lawyer. Ask how water will be supplied once residents move in, and confirm the K-RERA registration yourself.

Five asks are particular to Splendid Evora:

  1. Water at occupation. Ask the developer how water will be supplied once residents move in: the sources, the quantity, whether tankers may be needed and the monthly cost.
  2. The ring road. Ask the BDA, or the developer, for the latest PRR-2 alignment drawn against the project's land.
  3. Area basis. Ask which area the cost sheet and sale deed use, and the carpet area of your home in writing.
  4. Parking. Ask for the number of bays allotted to your home, and whether they are covered, in writing.
  5. Exclusive areas. The six ground-floor homes and three first-floor homes, one in each tower, carry the largest registered exclusive areas in the project; if you are considering one of them, ask what that area is, where it lies and whether it is part of what you buy.

The FAQs below explain how to check a K-RERA registration. When you are ready to ask the developer these questions, start with the enquiry form.

Splendid Evora Reviews FAQs

How do I check a project's RERA status in Karnataka?

For Splendid Evora, check the registration, its quarterly progress updates and any complaints at https://rera.karnataka.gov.in/viewAllProjects?language=en by searching for PRM/KA/RERA/1251/308/PR/250926/008969 or the project name. The same search works for any project in Karnataka: use its registration number, or its name if you do not have the number. Compare the promoter's name and the registered completion date on the K-RERA page with the papers you are given. Splendid Evora's registration is valid to 31 December 2030, the registered completion date, unless renewed.

What is the difference between RERA registered and RERA approved?

The two phrases usually describe the same thing: under the RERA Act a promoter applies to register a project, and the regulator grants the registration with a number and a validity period. Splendid Evora is registered with K-RERA under PRM/KA/RERA/1251/308/PR/250926/008969, granted on 25 September 2026 and valid to 31 December 2030 unless renewed. "RERA approved" is loose wording for that registration, so ask for the number and check it yourself rather than relying on the phrase. Planning approvals are separate and come from other authorities: for Splendid Evora, the BDA sanctioned the building plan on 17 August 2026.

Which approvals does Splendid Evora have, and on what dates?

The BDA's approval order for the single-site layout is dated 2 April 2026, and the BDA sanctioned the building plan on 17 August 2026; the environmental clearance was granted on 6 June 2026, the fire NOC on 28 April 2026 and the state pollution control board's consent to establish on 13 April 2026, and the project was registered with K-RERA on 25 September 2026. BESCOM issued a power feasibility NOC on 6 April 2026, and an airport height assessment found no airport height clearance was needed (22 April 2026). The fire NOC is a plan-stage clearance. An occupancy certificate is issued only after completion; ask for it before you take possession.

What is an occupancy certificate, and when will Splendid Evora need one?

An occupancy certificate is the permission to occupy a finished building, and it is issued only after completion. Splendid Evora's registered completion date is 31 December 2030, and no occupancy certificate can be issued before the towers are complete. Under the draft agreement, possession is taken within 15 days of the occupancy certificate, once all payments due are made, and the sale deed is to follow within three months of the certificate, or of the developer's letter saying it has applied for one. Ask to see the certificate before you take possession.

What is the proposed ring road in Hebbagodi, and what should I check?

The BDA master plan shows a proposed Peripheral Ring Road (PRR-2) through this part of Hebbagodi, north of the site, and land for its alignment has been notified. Ask the BDA, or the developer, for the latest PRR-2 alignment drawn against the project's land. A road proposed on a master plan can change in alignment and timing, so treat it as a question for your diligence rather than as a feature. Your lawyer can include it in the review of the title and approvals before you pay a booking amount, and the Splendid Evora reviews page weighs it with the project's other trade-offs.

Who runs this website?

We are an independent project-information publisher, not the developer and not a broker; this site is an information and enquiry resource, not a booking channel. The facts on these pages are tied to Splendid Evora's K-RERA registration, its approvals and the draft papers, as at 12 October 2026. Nothing is booked or paid through this site: a booking is made only with the developer, Splendid Properties, under papers you sign. If a figure you are given disagrees with these pages, check the registration and ask the developer to confirm it in writing; the Splendid Group builder page explains who the developer is.
